Residential (unregulated)

Standard Bridge

  • Arrangement fee:  2%
  • Loan size:  £100k – £1m
  • Interest:  From 0.499% pcm
  • LTV:  Up to 70%

Specialist Bridge

  • Arrangement fee:  2%
  • Loan size:  £100k – £25m
  • Interest:  From 0.65% pcm
  • Max LTV: up to 70%

Commercial

These loans tend to be more bespoke compared to residential, but as a guide:

  • Arrangement fee:  2%
  • Loan size:  Up to £25m
  • Interest:  From 0.65% pcm
  • LTVs depend on sector
  • Wide sector appetite: offices, industrial and light industrial, hospitality & leisure, care homes.

Do Ortus offer bridging loans?

Yes we offer residential and commercial loans throughout the UK. We lend to small and larger property developers, residential and commercial landlords, trading businesses and professional investors. And we would be delighted to answer your questions.

What do Ortus’ interest rates look like on bridging finance? 

Our residential bridging rates start from 0.499% pcm and our commercial bridging rates start from 0.65% pcm.

What do I need to get a bridging loan with Ortus?

All we need in order to look at a case is a viable security and then we will be in contact to understand the plan to see if we can help.

How do I apply and how easy is the process?

We recognise that speed is critical in bridging finance and therefore our process is quick and efficient, ensuring that we can provide you with a decision hours after your enquiry.

How long does the application process take and when do I get the money?

Our average deal time is 3-4 weeks, there are obviously deals which are more complex and take longer whilst others are straightforward and have a shorter turnaround time (we have some cases where the deal has been done in less than a week).

Does Ortus do any specialist bridging options for things like property, business?

Sometimes a transaction doesn’t fit neatly into “investment” or “owner-operator”. At Ortus, we take a holistic approach towards the asset and borrower.

This enables us to structure the right deal and deliver it as we promised. We have a wide sector appetite which ranges from offices, industrial and light industrial to hospitality, leisure and care homes.

We can work with new build commercial properties and often don’t require any previous trading history.

We also don’t charge exit penalties for early refinance, should the asset reach stabilisation sooner than expected

What are the pros and/or cons of a bridging loan with Ortus?
